DNM Finance Solutions has extensive experience in Self Managed Super Fund lending.  This is a very complex area that needs a specialist to help you navigate what can and can’t be done.  Making a mistake in this area could cost you dearly.

The main hurdle encountered by most SMSF applicants is proving that there is sufficient income in the trust to support the loan.

Typically, the banks will look at the current income of the trust based on its previous two years tax returns and will then assess if that income plus the proposed rental income will be sufficient to service the debt.

Some lenders can also use the income of members or beneficiaries of the SMSF to support the application if a personal guarantee is provided.

Are there any restrictions?
There are restrictions on SMSF loans which prevent some transactions from taking place.  For example:

  • Construction loans are not available.  The SMSF is able to pay for renovations out of it’s own funds, but can’t use borrowed funds for this purpose.
  • Refinances of existing SMSF loans are only available from a few lenders.
  • Buying a property in your SMSF that you intend to live in is not allowed (owner-occupied business premises are acceptable).
  • Selling a residential property to your SMSF, that you or a related party owns is not allowed (commercial property is acceptable).
  • Banks have liquidity requirements when you borrow for your SMSF, but some lenders are less strict than others.

We strongly advise that you speak with your accountant and Financial Adviser to find out if your intended transaction complies with lender rules and government regulations.

Asset Finance

Asset finance is a type of finance used by businesses to get assets and equipment they need to grow.

Typically it involves a regular payment for use of the asset over an agreed period of time, therefore avoiding the need to pay the full cost of the asset upfront.

Asset finance can be used to fund any asset– ranging from computers to trailer trucks and even sea craft. It is a great solution for a small business that needs equipment that is too costly to purchase outright.  The most common types of asset finance are hire purchase and leasing.

  • Chattel Mortgage / Hire Purchase

Chattel Mortgage and Hire Purchase allows the customer to buy the equipment on credit.  In this case, the finance company purchases the asset on behalf of the customer, and owns the asset until the final instalment is paid. At that point the customer has the option to buy it for a nominal amount.

  • Leasing

Leasing gives the customer access to new equipment by way of renting for a contract period, without transfer of ownership. The finance company buys and owns the equipment on behalf of the customer. The customer pays a rental for the use of the equipment over a predetermined period.

There are two main types of lease: Finance Lease and Operating Lease.

Under a finance lease, the value of the asset appears on the lessee’s balance sheet and the rental payments pass through the profit and loss account. The full value of the equipment is repaid to the lessor, plus interest, over the lease period.

An operating lease, on the other hand, may be more appropriate if the customer does not need the equipment for its entire working life. Payments are made to the lessor for the use of the equipment while it is needed. As the customer only keeps the asset for a limited period, it is not shown on the lessee’s balance sheet.

Many people approach their bank directly and either get their application declined or miss out on a more competitive discount. Don’t make the same mistake! Speak to a mortgage broker who will offer you more than just your bank’s own products.

We are paid by the banks for introducing new applications and for doing much of the work that would otherwise be done by one of their staff.

It is like we are a bank manager that works for many lenders instead of just one. This outsourced approach is very efficient and benefits both you as you have more choice and the bank as they do not have to pay us anything if we don’t lodge applications with them.

We are paid an up front incentive and an ongoing incentive of the loan balance per annum.  Most lenders pay 0.65% for upfront commissions and 0.15% for trails, GST excluded.

It is a common misconception that mortgage brokers recommend unsuitable loans for their clients to try to maximise their incentives.

The reason for this is that prior to the regulation of our industry in 2010 there were a few unscrupulous mortgage brokers which gave the rest of us a bad name.

We recommend several suitable loans for you and then let you decide which one you would like to apply with. In fact, as Credit Representative of an Australian Credit Licence holder, it is against the law for us to assist you with applying for an unsuitable loan.

Our mortgage brokers do all of the hard work. All you will be required to do is fill out the application and supply the required documentation. We can then complete a preliminary assessment and give you some options to choose from.

Once we know which lender you would like to proceed with then we lodge the loan online directly into their system for a quick approval.

Did you know that there are some mortgage brokers that advertise that they are paid the same no matter which lender they choose? This is actually a very clever marketing trick.

If a lender pays low commissions then these brokers do not add them to their panel of lenders! For example, NAB and a few other lenders pay lower commissions to mortgage brokers so are not on the lender panel of either Aussie Home Loans or Mortgage Choice.

As we are not part of a franchise group we can do business with any lender that works with mortgage brokers. This means that you get more choice and a better range of loan products.

Outside of work, Damien is a keen outdoorsman. He owns a four wheel drive that he has put many optional accessories on, to allow him to go camping 4WD’ing with his family and friends to visit some of the most remote and beautiful places Australia has to offer.
